$188M Refinancing Closes on Parsippany Mixed-Use Project The District at 15fifteen

A completed mixed-use development in northern New Jersey has secured a substantial refinancing, according to Real Estate NJ. The development team behind The District at 15fifteen — comprising Claremont Development, Stanbery Development Group, and PCCP LLC — closed on a $188 million floating-rate loan provided by Affinius. Cushman & Wakefield arranged the financing, with the transaction team led by John Alascio, Chuck Kohaut, and Meredith Donovan.

The project, situated at 1515 Route 10 in Parsippany, Morris County, comprises 498 residential units and nearly 59,000 square feet of retail space distributed across three buildings on a 13-acre site. The housing mix includes market-rate, age-restricted, and affordable units. Retail occupants span restaurants, fitness operators, and service businesses. The development replaces a former office campus and carries direct highway access to Interstates 287 and 80 and Route 202, offering connectivity to Newark, Jersey City, Hoboken, and Manhattan.

ParkPoint Perspective

A $188 million refi on a newly completed suburban mixed-use project signals that institutional lenders retain appetite for well-located, diversified assets even in a constrained capital environment. The conversion of a defunct office campus into residential and retail density illustrates how adaptive reuse can unlock value in supply-constrained suburban submarkets. Investors may read this as a broader signal that Morris County’s infrastructure connectivity and corporate employment base are sufficient to support scaled mixed-income residential demand — a dynamic worth monitoring as suburban office-to-residential conversion activity continues to accelerate across the Northeast.
