30-Story Condo Tower Planned for Greenwich Village at West 13th Street

New design renderings have been released for The Greenwich Spire, a proposed residential skyscraper at 11 West 13th Street in Greenwich Village, Manhattan, according to New York YIMBY. The 30-story tower, designed by Kohn Pedersen Fox and being developed through a joint venture between Legion Investment Group and EJS Group, would rise 538 feet — positioning it as the tallest structure in the neighborhood. The building would encompass 111,022 square feet and deliver 34 condominium units, averaging 3,020 square feet each. An additional 2,300 square feet of ground-floor retail space with two storefronts is also planned. The through-lot parcel runs between West 13th and West 14th Streets and carries an alternate address of 8–12 West 14th Street, situated near Fifth Avenue and Union Square.

ParkPoint Perspective

A 34-unit tower averaging over 3,000 square feet per residence in one of Manhattan’s most historically resistant neighborhoods signals a clear bet on the ultra-luxury end of a supply-constrained submarket. The scale of individual units relative to total buildable area suggests pricing expectations well above replacement cost, compressing margin for error on execution or demand timing. Investors may read this as a broader signal that development capital continues to concentrate in trophy product where entitlement barriers limit competitive supply — though that same scarcity of comparable transactions makes absorption risk difficult to underwrite with precision.
