A life insurance company has provided $21 million in fixed-rate permanent financing for a grocery-anchored retail center in southern New Jersey, according to Real Estate NJ. Alpine Real Estate Partners, a Manhattan-based investment firm, utilized the loan — arranged by Cronheim Mortgage — to complete its acquisition of The Plaza at Cape May Court House, a 163,629-square-foot property at 11 Court House South Dennis Road. The center, originally built in 1971 and renovated in 2022, has been anchored by Acme supermarket for nearly three decades and counts Starbucks, CVS, and Staples among its 16 additional tenants. The acquisition loan carries a 68 percent loan-to-cost ratio with open prepayment available after 18 months. Cronheim also raised a significant portion of the equity alongside the buyer. The property sits at a high-traffic intersection near the Garden State Parkway, serving the affluent coastal communities of Avalon and Stone Harbor.
ParkPoint Perspective
Life insurance companies continuing to place fixed-rate permanent capital on grocery-anchored retail suggests that necessity-based, income-stable assets retain institutional lender confidence even as broader credit conditions remain selective. The 68 percent loan-to-cost ratio and accelerated prepayment flexibility signal that lenders view this asset class as relatively low-risk, particularly in supply-constrained coastal markets with limited competing retail development. For investors, this transaction reinforces the durability of well-located, multi-tenant retail anchored by daily-needs operators — a category where tenant diversification and long-term anchor tenancy meaningfully reduce vacancy and refinancing risk.
