Billionaire entrepreneur Michael Rubin has entered into a contract to acquire a beachfront residence on Dune Road in Bridgehampton, marking his second property on the same stretch, according to The Real Deal. The home at 167 Dune Road, a five-bedroom, six-bathroom structure spanning 4,200 square feet, had been listed at $42.5 million. The seller was identified as a family foundation connected to real estate developer Donald Zucker, though the foundation was not named. The final transaction price was not disclosed. Rubin, the founding chief executive of Fanatics, was represented by Jennifer Wilson of Saunders & Associates. The New York Post first reported the transaction.
ParkPoint Perspective
Ultra-high-net-worth acquisitions along the Hamptons coastline continue to affirm that supply-constrained beachfront inventory commands sustained price support even absent disclosed final figures — a signal that demand among top-tier buyers remains largely insulated from broader rate pressures. For investors tracking residential values in supply-limited submarkets, this suggests that scarcity fundamentals, rather than financing conditions, are the primary pricing driver in trophy coastal segments. Execution and sourcing access, not leverage, increasingly determine outcomes in these markets.
