A suburban New Jersey office building has reached full occupancy following a lease with a legal practice, according to Real Estate NJ. Azarian Realty Co. has signed The Law Offices of McNerney & McAuliffe to occupy a 1,672-square-foot suite on the second floor of The Azarian Building, located at 6 Prospect St. in Midland Park. The personal injury and family law firm is relocating from Hackensack to the three-story, 18,000-square-foot property, where existing tenants include Carmar Holdings, Pediatric Dentistry of Midland Park, The Azarian Group LLC, and Lota & Bernard LLC, among others. The transaction was brokered in-house by Azarian’s Kevin Pelio, who represented both landlord and tenant.
ParkPoint Perspective
Full lease-up of a small suburban office building in Bergen County is a modest but notable signal that suburban office demand in supply-constrained, transit-adjacent New Jersey communities remains functional — particularly for professional services tenants seeking alternatives to higher-cost urban submarkets. This suggests that well-located, appropriately scaled assets continue to attract occupiers even as broader office narratives remain cautious. Investors may read this as a reminder that tenant mix diversity and submarket selectivity matter more than asset class labels when evaluating small-format commercial holdings.
