PopUp Bagels has opened its first New Jersey location in Westfield, according to Real Estate NJ, establishing a foothold in the state ahead of a substantial planned rollout. Levin Management Corp. secured the lease and represented the landlord in the transaction. The chain occupies a freestanding 1,500-square-foot building at 220 South Ave., situated adjacent to the Westfield train station and within close proximity to the downtown corridor. Founded in 2020, PopUp Bagels has cultivated a following across New York, Connecticut, and Florida. The Westfield opening is the first of more than 25 planned locations across New Jersey. Mike Testa and Matt Kenderian of Catalyst Real Estate Partners represented the tenant in the deal.
ParkPoint Perspective
A fast-casual concept committing to more than two dozen New Jersey locations in a single state expansion reflects measured confidence in suburban commuter-corridor retail demand. The choice of a high-visibility, transit-adjacent freestanding building in Westfield suggests tenants are still willing to pay for well-located small-format retail near transit nodes — a signal that suburban street-level retail in supply-constrained, pedestrian-friendly downtowns retains leasing momentum even as broader retail fundamentals remain uneven. Investors tracking mixed-use or retail-adjacent assets in similar New Jersey submarkets may read this as a constructive demand indicator.
