A South Jersey physician group has divested a pair of small medical office properties following its merger with a regional hospital system, according to Real Estate NJ. Brokerage Vantage Commercial represented both buyers and sellers in each transaction. The first property, a 912-square-foot condominium at 1 Britton Place in Voorhees, represented the listing team’s fourth completed deal at that address. The second, a freestanding 1,500-square-foot building at 502 Hillside Terrace in Pennsauken, had similarly been vacated by the physicians following the merger. Managing Director Emily Stein and Vice President and Partner Ken Richardson handled both assignments on behalf of all parties involved.
ParkPoint Perspective
Physician group consolidations into larger hospital systems continue to release small-format medical office inventory into secondary suburban markets. This suggests that healthcare-driven disposition activity — rather than purely market-driven selling — can create acquisition opportunities at valuations disconnected from intrinsic asset quality. For investors tracking medical office, the more instructive signal may be on the demand side: as independent practices diminish, the pool of owner-occupier buyers for sub-2,000-square-foot clinical space narrows, a dynamic that could weigh on pricing and liquidity in similar suburban submarkets.
