A former motel complex in Toms River, New Jersey has changed hands in a $7 million transaction that will repurpose the site as transitional housing, according to Real Estate NJ. The buyer, HABcore Inc., a Red Bank-based nonprofit, acquired the Pelican Motel at 3324 Route 37 East along with several additional structures on the parcel. HABcore operates under a housing-first framework, providing shelter to homeless individuals and families without requiring employment or sobriety as conditions of entry, while connecting residents to case management and health care services. John Sica of Newmark Associates CRE represented the seller, a hospitality and restaurant property owner active along the Jersey Shore, while Michael DeGeorge of DeGeorge Realty acted for the buyer. The transaction involved extended negotiations covering financing structure, property valuation, and investment terms.
